Discovery

We walk your land, or help you judge one you are considering. We talk about how you actually live, what the house has to do, and what you want to spend. You leave knowing whether the site and the budget agree with each other — the single most useful thing to learn early, and the thing most builders defer.

Design

Our architects and designers are in the same office as the people who will build the house, so what gets drawn is what can be built at your number. Plans, elevations and selections develop together rather than in sequence, and you see the house in three dimensions before anything is committed.

What we need from youDecisions, at a pace we set out in advance so nothing waits on a single choice.

Contract

The house is priced off finished drawings. We contract at a fixed price with allowances, and the allowances come from real completed jobs in your market. The contract is written to protect you: every change order and every allowance item is priced, approved and signed by you before it happens.

What we need from youA signature, once the number is one you are comfortable with.

Permitting and pre-construction

Permits, surveys, engineering and the trade schedule. Materials with long lead times are ordered now rather than discovered later — the delays that wreck custom builds are almost always things nobody bought early enough.

Construction

One project manager, running a handful of homes at a time. You get a weekly project update with progress photos and a schedule kept current. Draws are requested only against work that is complete, and every trade on your site is vetted, insured and verified before they work. Many of our clients build with us from out of town.

Handover

Before you walk the house, we walk it — quality-control walks by the founder, the VP of Construction and the other project managers. Then we walk it with you, list what is not right, and fix it before you move in rather than after. You get the manuals, the warranties, the names of the people who installed everything — and the same team on the phone afterwards.

What we need from youA walkthrough, and an honest list.

The system behind the craft

Luxury building fails when details live in inboxes and memory. Every Seven home runs on a private project system that ties plans, competitive trade bids, purchase commitments and the job budget to the same numbers we signed with you — so craftsmanship stays personal, and the business of building stays clear.

Bid against a real budget line

Trade work is bid competitively against a real budget line. Award is about scope and value.

Everyone builds from your drawings

Plan sets and revisions are controlled. When plans change, every affected trade re-prices from the new set — nobody is building from last month’s drawings.

Commitments you can see

Awarded work becomes a written purchase commitment against the budget, so an overage surfaces early, with a reason.

Visibility without homework

Your project lives in one place — plans, status, budget. You see it whenever you want. You never have to manage it.

The system doesn’t replace your builder relationship. It protects it — so the conversations stay about design and quality, not a hunt through old emails.
